The step-by-step process:

When we get a lead for a property, we set an appointment to list and take photos.

We then go back to the office where we will do a comparative market analysis to see what the properties
have sold for in the area and make a decision based on that along with the condition and size of the
home.

We will then set up an appointment with the home owner to discuss our findings and to discuss the
decision needed to sell the property.

We will also discuss a tailor made marketing plan for the home, with show house dates, etc.

We will help the owner fill in a mandate form as well as get all the FICA documents needed. We then load
the property onto professional internet portals for advertising after mutually agreeing on the best price
with the owner.

We get calls from clients wanting to view, which we again make appointments for viewing which suit
both parties.

If any clients are interested, we send an email to the bond originators (or set up an appointment with
them) to see what the client can qualify for; alternately we will fill in an offer to purchase and send this
along with the necessary application forms, as well as the necessary FICA documents to the bond
originators.

Once the bond is approved, we will send the offer to purchase on to the conveyance attorneys of the
seller’s choice to start the transfer process.

We will be with both the seller and buyer all the way to the day of transfer.

It will give us great pleasure to hand over the keys of the new home.

Property Rentals

The step-by-step process:

When we get a lead for a property, we set an appointment to list and take photos. We will help the
owner fill in an authorization form as well as get all the FICA documents needed. We then load the
property onto professional internet portals for advertising after mutually agreeing on the best price with
the owner.

We get calls from clients wanting to view, which we again make appointments for viewing which suit
both parties. If any clients are interested, we send an application form which we get back along with
necessary FICA documents.

Credit checks get done on all potential tenants to check affordability and risk assessment. The ultimate
decision gets made by the owner.

Once everything has been decided and agreed upon, we draw up the lease agreement, get the deposit
paid into an interest bearing trust account and set up the entry date.

An entry inspection gets done by the agent where both parties can be present. A copy is kept on file and
sent to both tenant and owner for their records.

From here, we keep managing the property and ensure everyone is happy.

This involves getting suppliers in to quote if any work / repairs need to be done. We will never go ahead
with any work without the written consent of the Landlord, but are there to facilitate and make it easier
for all concerned.

Before the lease expires, we ask the tenants and owners if they want to renew and stay longer.

Once tenants want to leave after the termination of the lease, we do an exit inspection to assess any
damages caused by the tenants. The damages get quoted on and paid for from the deposit as well as any
outstanding amounts. (Although the deposit does not get touched without both party’s consent.)

Worth noting:

Interim inspections get done around every 6 months to ensure the property is in good condition.

Payments are due on the 1 st of every month unless a previous arrangement is made.

BCM Accounts can be managed by us and paid on behalf of the owner and tenant.

Statements get sent to the tenants and owners monthly to see what is going on with the accounts and
payments.

Deposits get paid out within 7 days of the exit inspection if no work needs to be done, and 21 days if
repairs are needed.

We try to be available 24/7 if needed by the tenant or landlord.
